    @taniwharugby There's stacks of work but a lack of resources at both management and on the ground.

    So companies don't necessarily have the expertise to properly prepare their Tender - scope changes they haven't costed the out of scope work adequately, they face labour shortages and are up against some stiff penal rates if they get behind so they pay more for labour and it all comes crashing down.

    Death by a thousand cuts.

    They'd be better off not over-committing but I guess the temptation to theoretically cash in on the boom and see your name on tower cranes all over Akl is too strong.

    Gotta feel for those people waiting to move into their already delayed apartments who now face another wait and potentially more costs. Developers must be getting sphincter clench as well.

    Cash flow is the issue

    You can guarantee in most cases the people at the top won’t be hurting , the subcontractors will be the ones taking the hit.

    Construction Inflation Cost Index

    Construction inflation in rapid growth years can reach double the 3.5% average long-term inflation.

    This seems to show non-res construction going up 12% since 2015; feels potentially a bit light, and cost escalation clauses are increasingly being taken out of contracts.

    Hopefully this + Fletchers will make clients think twice about trying to bung all the risk on contractors; alternatively, maybe contractors will actually price the risk properly instead of winnign jobs at any price.

    That said, there are some 'E' grade construction sites out there. Really poorly organised.

    Just comes back to people being idiots and over spending and over committing.

    We've had this conversation on here before about the new Ford Ranger to pull the new boat to the bach...

    I realise there are shortages of skills at most levels but comes back to poor management with the amount of work out there. Also why quote for work so far out with thin margins and NO provision to change given all the variables involved - again comes back to poor management.

    For most house builds up here wait time is anywhere from 3-12 months...which is interesting given a $200mill hotel supposed to start building in October.

    On the other hand, anyone who signed up to build the Waimea Dam for $76 million, might have been going to the wall and in bright red rather than the black!

    @antipodean well I got the feel there was an initial reaction of them asking because she was Maori, and then it comes to how they asked, maybe they should have whispered to the daughter and not told the mother what they asked?

    My daughter was asked (she is 9) the question, she actually falls outside the age bracket in that story but they did say why they ask, I brushed it off and only remembered just now when reading that 'story' they asked that question.

    Stupid mother, putting her kid in the public eye for a dumb reason. Fact is, girls are developing younger so the chance of bad decisions or bad situations are unfortunately very possible. And she's not helping her kid if anything to do with her body goes into the 'icky' category. Hate to break it to you love, but it only gets worse from here on in.

    $150k? Bollocks. Would have virtually zero effect. I'd question the "independence" of the value too.

    @booboo if not installed properly, they can be noisy

    Surely placement of these transformers and other infrastructure have been either known about or in the pipelines for years?

    It was in the pipeline , it was supposed to be up a pole originally but the neighbors complained. Apparently the neighbors haven’t actually lived in the house for 14 years. Actually looks like he’s been a bit shafted by the power company.

    @jegga be incredibly hard to quantify that loss though, on paper maybe, but until he put house on the market and sold it, he would not know either way.
