    @MajorRage Auckland is a mess. Typically Kiwi that we have no cohesive plan for the city's sports grounds. We have a bunch of middling venues that serve similar purpose, but we don't have an international class cricket or rugby code ground

          @DaGrubster Google do sports stadiums pay their way? or anything similar and every article effectively says a resounding no.

          There's a massive capital outlay and significant opex. Even stadia that are widely utilised still financially. The other thing is it's all discretionary spend so whatever income they do bring to local hospo etc comes at the expense of someone else - unless the spend is from people travelling from outside the region which in Auckland's case would be unlikely.

          You could argue the focalk point of urban regeneration project but does it really need a focal point. It's basically in the CBD. Developers should be able to make coin without a stadium not because of it

          I base my comment really on the new spurs stadium (extensive research) my wife is a lawyer and her firm act for spurs.

          I was speaking with the partner about how they will make money (this was at a bahmitzvah in north London in the night of Liverpool v Spurs CL final!)
          And they gave me that spiel which makes sense.

          But spurs are doing so much and are based in one of the greatest cities in the world. Itโ€™s not feasible for every stadium to have the same $$ opportunities they have.

                  just putting this in here - leakage below sea level is not a problem. Most basements downtown do that. It's not a reason to oppose a sunken
                  stadium

                    As you say not a reason not to build it, but definitely a negative. Along with the land isn't available, the funding similar and they have underestimated the footprint required.

                    It's really Quay Park or EP, the other two are poor concepts and pie in sky proposals.

                    Personally I don't see why we need a roof in Auckland. In 60 years of attending events there I've really only suffered three really shitty downpours

                      Diaphragm walls and a 5 storey basement. But yeah, any shit construction will cause you issues.

                      You know Britomart is below sea level right? And it gets easier as the shape changes from a trench to a sunken circle.

                      Agree it adds some cost and risk, but honestly in some ways easier than drilling in the basalt flows beneath Eden Park. That shit is hard and expensive to pile through. Waterfront (aside from old seawalls) is a lot easier.

                          If they just build the new rectangular stadium, build a proper cricket ground, and everyone gets a much better viewing experience.

                              Mrs Wombles company had a box at Stamford Bridge so goes when shes in the UK....i keep telling her they could get one at Plough Lane for much cheaper but apparently im the only one that thinks thats a good idea

                              can you imagine how much they could make developing the eden park site for residential?....hundreds of millions

                                  The problem with the Eden Park replacement options are that the replacement options have been totally ridiculous.

                                  A stadium on a wharf, a sunken stadium, a stadium on a footprint too small with roads and railways crisscrossing it.

                                  No wonder they've stayed at EP. Which is a perfectly OK (rugby) stadium anyway.

                                  The (huge) sale potential of EP likely wouldn't cover even the groundworks on those ridiculous options. And then 2 of the 3 would come with huge ongoing maintenance overheads.

                                  If someone had recommended something feasible. Like Victoria Park. Then something might have happened.

                                      I like Eden Park (have some great memories watching games there, including the last AB loss on the ground), but I would be perfectly happy if they built a downtown stadium too. So, I'm not really adding anything to the debate. ๐Ÿ˜‰

                                      But I'd hope the new one would be called Eden Park too.

                                        E.g. An average of a 10k stamp duty on a house sale. For Auckland last year would have diverted about $200million per annum to the council. Away from banks, Real Estate Agents.

                                        Better than an annual rates rise of 20% after you've paid that money to the RE Agents/Vendors and agreed to pay the bank interest on (a multiple of 5 to 6x) it for 20 to 30 years ...
